Purchasing Abroad

This page describes the process for foreign investors to purchase overseas. Invest Immo conseil will assist you during all the process and will be at your disposal if you have further question in mind.

1. Place an OPTION

Once you have selected the product fitting with your expectations, you should contact, via email, one of our agents to place an option. Our agent will book the product for you until he gets back the form fully filled. He will send you by post mail the appropriate Notary’s escrow account detail for the money transfer.

2. DEPOSIT

Once you have received the account information for the bank transfer you should make the deposit transfer in the amount of 5% of the price in Euros (taxes included) to the Notary’s escrow account. As soon as the transfer is complete, you should fax us a copy of the transfer receipt so Invest Immo Conseil can proceed to the permanent reservation of the selected unit on your behalf.

3. Acquisition PROCESS

Our agent will send you the contract package by email or fax within 5 days. The contract sent will be in French as it is required by law, however if you get some trouble in reading and understanding French, Invest Immo Conseil has a translated version at your disposal that might help you better understand the contract. In case you need it, you can contact a translator close to your home town to get an exact translation of the contract.

The package will contain the following documents:

• The reservation contract

• The lease agreement

• The property plan & description

• The loan application form

• A letter requesting all documents needed for the loan application

• The accountant documents (VAT refund packet)

• A letter explaining how to complete these documents


4. Documents return

You should return the following documents:

• The signed contracts. The contract must be returned within 30 days maximum or else the offer will be void.

• The documents required for the loan.

• Remember, if you decide not to purchase the unit, you have 7 days from the date you sign the contract to let us know and receive the 5% deposit back in full.

• Once he receives the required documents, your Invest Immo Conseil agent will then send the original documents to the Notary and the appropriate bank. From that point you will be in contact with your agent and our closing department specialist.

5. Get the property

You will be contacted directly by the Notary by mail to confirm receipt of your reservation contract and deposit. At the same time, Invest Immo conseil will begin to work on the closing, which takes 45 to 90 days.

The bank will give their approval directly and send a loan offer. You must sign and return the loan offer after 10 days, or the offer will not be valid. At that time you can open a French bank account, either in person or at your nearest French Consulate.

Invest Immo Conseil will keep continuous correspondence with both the Notary and the bank to make sure things are progressing correctly.

The last point for you will be to go to your nearest French consulate or to travel to France for the closing date. Of course, if you travel to France you will be assisted by one of our agent for the signature. If you have any question in the meantime, do not hesitate to contact directly our agent to get immediate answer. All funds should be available at the closing date.

Once you signed the closing and the funds are received, you will receive the ownership property notification at home.
